Fundamentals of Fire Compartmentation and Lightweight Construction in Multi-Storey Buildings & Timber Frame Inspection

With inspections in the hot seat across the country for many building surveyors, and some state governments looking to introduce new critical stage inspections, AIBS has developed a training event to respond to these challenges.

This event will detail inspecting lightweight construction including protection of service penetrations (Passive Fire) for commercial style (BCA class 2 to 9) buildings and timber frame inspections for residential buildings under construction. A formal presentation and background including interpretation issues and implications for building surveyors when inspecting will precede a practical workshop where attendees can work through construction issues together.

A practical approach will be developed highlighting the technicalities regimes for both residential and commercial buildings under constructions.

This training session is aimed at both new entrants who have only a basic knowledge of inspecting, and experienced building surveying professionals who need a refresher when inspecting commercial buildings with an emphasis on lightweight construction and protection of service penetrations.

This training will be delivered in two parts over the day;

Part 1 Fire Safety Inspections - Lightweight Construction and Protection of Service Penetrations

  • Building legislation and regulations regarding inspections (purpose and intent of inspections, what requires inspection, sample of absolute, skills and competency of inspectors, common pitfalls etc.)
  • Lightweight wall systems, fire rated plasterboard, substrates, details, junctions, charring beams, fixings, sealants etc.
  • Openings in fire rated wall and floor systems (doors, windows and service penetrations), method of protection, testing methods, details, common pitfalls, what to look for etc.

A workshop example for a proposed development showing architectural, structural and services review for inspection will be delivered.

Part 2 Timber Frame Inspections

The second part of the training will review inspection, assessment and certification of timber members under construction including:

  • Acceptable construction manual AS1684 including limitations, bracing, tie-downs, bushfire attack levels, timber specifications and fitness for purpose.
  • Truss standards
    -  AS 1720.5 - design
    -  AS 4446 - manufacture
    -  AS 4440 - installation
  • Wind loading for housing - AS 4055
