Fire Compartmentation, Lightweight Construction & Timber Frame Inspections

With inspections in the hot seat across the country for many building surveyors with the introduction of undertaking critical stage inspections in WA, AIBS has developed a training event to respond to these challenges. This training event will detail the inspection process for lightweight construction including protection of service penetrations (Passive Fire) using Part C of Vol. 1 of the BCA and timber frame inspections for residential buildings under construction using Vol. 2 of the BCA.

A formal presentation and background including interpretation issues and implications for building surveyors when inspecting will precede a practical workshop where attendees can work through construction issues together.

A practical approach will be developed highlighting the technicalities for both residential and commercial buildings under constructions.

This training session is aimed at new entrants who have only a basic knowledge of inspecting, or for experienced building surveying professionals who need a refresher when inspecting commercial buildings with an emphasis on lightweight construction and protection of service penetrations.

This training will be delivered in two parts over the day;

Part 1 NCC Vol. 1 Part C – Fire Safety Inspections for lightweight walling systems,
The first part of this training will review lightweight walling systems, protection of structural elements and service penetrations (passive fire) concentrating on fire, including;

  • Types
  • Performance during fire
  • Demonstrating compliance with the NCC
  • Test reports
  • Considerations during the design stage
  • Considerations when inspecting
  • Typical issues

Part 2 Timber Frame Inspections
The second part of the training will review the inspection, assessment, and certification of timber members under construction including;

  • NCC BCA Volume Two ACM requirements referencing AS1684;
  • AS1684 Nomenclature, Parameters, Building geometry, Roof types, Hybrid roof construction, Wall framing, Forming of openings, Roof and ceiling framing, Verandah and deck attachment, Bracing, Tie down connections, Shear resistance, and Durability;
  • Timber truss installation to AS4440, Timber truss design documentation;
  • Common traps - consistency between plans and technical details, wind speed calculations, timber grade selection and quality.
  • Wind loading for housing - AS 4055.
